He was in the advantageous position of having a great number of his properties that were modern enough to have been built with the basic fire proof precautions, and therefore not to be particular hazards. Miss Wald, I know, was the one who pointed him out to us.

As an operator in the Bronx Henry Morgenthau was very shrewd. No knew that in order to operate successfully in the Bronx he had to be on perfectly regular terms with the politicians who controlled the thinking and destiny of the Bronx, as well as the contractors, the people who handled the street opening, the water supply, gas and electricity, and all the other things which have to be taken into account when you're going into a building operation. I'm sure that accounted for some of his success. That was just skill and he had the brains to do that. It was a good, sensible thing to do. He'd looked the situation over and saw what the realities were.

Henry Morgenthau, Sr., as I knew him, was a very honest man. I don't pretend to know everything that he did, but the impression that he always gave me was of a man of good heart who would strive to do the honest and honorable thing. I doubt if he would have bribed anybody. I think he was too thrifty, perhaps. You didn't have to bribe, really. You could just cooperate. I know that he contributed largely to
